WHAT TO EXPECT
Each appraisal begins with research from both public record and MLS to find recent sales as well as current listings as a basis of the property's value. If the owner or Realtor provide comparable properties (comps), they are taken into consideration. Paul contacts the homeowner/tenant to establish a date and time to visit the property.
MEASURE THE PROPERTY AND VISIT THE COMPS
Paul is professional and courteous to the homeowners/tenants. He dresses professionally and removes his shoes before entering the house. He is polite, but does not discuss the property value during the assessment. Paul uses the latest technology to appraise the property, allowing him to quickly complete the property assessment. He utilizes a laser to measure the property and photographs all relevant/required features. The appraiser personally drives by each comparable property (comp) to take a photo and visually assess the property.
It is our business policy to be honest and thorough and to prepare clear, straightforward reports. Each report includes a 1004MC form with relevant statistics, graphs and an individual analysis. Also included are aerial views, interior pictures, plat maps, and a location map.
Paul first considers the most recent nearby sales that are most similar to the subject.
He reads each comparable property's MLS and looks at all the photos provided in MLS.
He selects the best sales to form an opinion of value.
Most reports have at least 4 recent sales and 2 current listings. Paul considers the relevance of each comparable, describes why it was included to estimate the value of the subject property, and explains how any adjustments were determined. He does use boiler plate statements.
Paul also looks for land sales for each assignment and uses a cost service to provide an actual cost approach. He considers the income approach whenever the subject is rented unless specified within the scope.
